What is "curb appeal," and how do I create it?

" Curb appeal" is a common real estate term for everything prospective buyers can see from the street that might make them want to turn in and take a look. Improving curb appeal is critical to generating traffic. While it does take time, it needn't be difficult or expensive, provided you keep two key words in mind: neat and neutral.

Neatness sells. New paint, an immaculate lawn, picture-perfect shrubbery, a newly sealed driveway, potted plants at the front door — put them all together, and drive-by shoppers will probably want to see the rest of the house.
Then, for both the inside and outside of your house, if you're going to repaint, choose neutral colors, and keep clutter and personal knick-knacks, photos, etc. to a minimum. Remember, when a family looks at a house, they're trying to paint a picture of what it would be like as their home. You want to give them as clean a canvas as possible.

Get Street Smart...Because the exterior is the first thing people see, focus on your street side appearence.  Clean up, cut back shurbs and apply a coat of paint if your house needs it.  Consider replacing the sidewalk this will extend a warm welcome.  A well landscaped home You want to make the buyers want to get out of their autos and investigate your home.
Clear the Walls...Paint dirty and dingy walls and patch holes and cracks.  Take down some of your own photos and artwork to make walls appear cleaner and more inviting.  Invest in new fixtures, this can be done inexpensively.
Clear the Clutter....First, make your house look as clean and spacious as possible. Remember, people may look behind your doors — closet and crawlspace doors, as well as those to the bedrooms and bathrooms. So get rid of all the clutter; rent a storage space if you need to, hold a garage sale or call a local charity.
Brighten Windows....Blinds and window coverings are amoung the things that can date a house most, especially if they're broken and dirty.  Remove and replace them to freshen a room and do not forget to clean the windows.
Update the Kitchen...Clean or paint kitchen cabinets and drawers or install new handles to instantly and cost effectively update a kitchen.  For a little more money, you may be able to switch out the drawers or doors.  Consider replacing faucets and other fixtures if they are broken, worn or out of date.  This part of the home will bring the greatest deturn for your money.
Spiff Up the Bath....Paint walls trim and cabinets, replace fixtures and hardware to brighten up this personal space.  Do not forget to replace the toilet seat and re-grout tile walls and floors.  This is the second area of the home that will bring up the value of your home.
Lighten the Mood...When it is time to show your home, clear the clutter and knickknacks so potential buyers can visualize their own furniture in a room instead of yours.  Turn on all of the lights and open shades for a bright and friendly view.

If you do these things it will give your prospects plenty of room to dream.
